The renovation of 618 Broadway completely preserves the structural integrity of the existing building. After a thorough survey of the entire building, the proposed facade echoes the geometry of its predecessor while introducing a contemporary material palette, responding to the rapidly-changing urban context. The facade also introduces an environmentally sensitive shading system in both the first and second story. Being that the client envisions to make the building a mixed use hub with a yoga studio, coffeeshop, and restaurant, he requested for the architecture to host a more communal atmosphere. Our response was to replace the adjacent property with a entry courtyard that leads to Broadway and inserting a communal lobby which anchors the courtyard to the parking lot at the rear of the building. In the interior, the primary changes are floor to ceiling glazing partitions and a contemporary material palette.
